"Genesis 15:18 On the same day the Lord made a covenant with Abram, saying: To your descendants I have given this land, from the river of Egypt to the great river, the River Euphrates."

Two points here:

1) Who are Abram's descendants?
2) Where did the river's mentioned ended when the covenant was made?

1 and 2 determine the "WHO TO" and the "WHERE" (boundaries) promised.

Isaac and seed.
Primarily Jacob and seed.

2) Where did the river's mentioned ended when the covenant was made?

Great first reply (very educational - i'm going to keep that map! :-)).

Also note that this covenant, unlike the Mosaic Covenant, is unconditional and timeless. Israel will, in fact, be reunited one day with all the promised land and then there will be a national return to God - all will mourn for the one whom they have pierced and will call on the name of the Lord! (Zechariah) - then Jesus will return! (Romans 11).
